Open, natural areas along the Agua Fria River where development is limited to those conditionally permitted in addition to fire and police facilities.
Largely open areas where single-family and agricultural detached uses are complemented by uses such as golf course, playgrounds, and community centers.
Single-family detached residential areas where activity centers and contribute to community character, generate revenue and help to define the public realm.
Higher density area where a business, civic, dwelling, lodging, educational, civil support, and some automotive and industrial uses are permitted. The range of residential uses include accessory dwelling, duplexes, live/work units, single unit, watchman’s quarters permitted by-right and multi-family uses, which are conditionally permitted.
Higher density residential areas where civic uses and businesses largely support the needs of the residents.
Commercial Park & Employment/Industry
Both zones are intended to accommodate businesses that generate significant traffic due to the high numbers of employees and visitors. Except for watchman’s quarters, residential uses are not allowed in either zone. The Employment/Industry (EI) zone is unique compared to other zones because all agricultural uses and most industrial uses are allowed by right.
Urban Corridor & Transit Development
Higher density areas related to transportation networks. The same uses are allowed in both zones and include the same set as those permitted and conditionally permitted in the Mixed Urban (MU) zone except for single unit residential, which are not allowed. The key difference between the two zones are the minimum lot size and the maximum number of stories. In the Transit Development zone, the minimum lot size is smaller and the maximum number of stories is taller.
